Poggio Cipressi is a large tufo stone family villa that sits atop a small hillock of cypress trees, the hill-town of Orvieto lies just 2 km away, on the horizon. Located in Umbria, this is the heart of Italy with Tuscany and Lazio very close by. Orvieto is just a 5 minute drive away and Rome is less than 1.5 hours drive or easy train ride away. Orvieto train station is a 10 minute drive from the villa. Staying at the villa offers the benefit of a large hill-town close by, while being surrounded by the beautiful countryside. Having a car is necessary to reach the shops and visit the many beautiful places close by. The Umbrian hill-towns of Perugia, Assisi, Todi, Spoleto are around an hour away. While the Tuscan treasures of Siena, Montepulciano, Cortona, Pitigliano, the thermal baths of Saturnia are all 1-1.5 hours away and Florence just under two. There are also many smaller and lesser-known locations to explore, whether for their fine architecture, local cheeses and cured meats, ceramics and linens or simply to sip a glass of wine in a quiet square. With so many places to discover it is easy to spend the day exploring the region and then return to the comfort of the villa to relax and unwind by the pool or fireplace (depending on the season) in the evening.
The bedrooms are large and spacious with quintessential views across the surrounding countryside. The villa can accommodate up to 10 people in 5 bedrooms. There are four bathrooms. The thick stone walls ensure the villa stays cool throughout the summer and there is a central fireplace where you can snuggle up with a book and a cup of tea in the cooler months.
The common areas are open plan, with terracotta floors. There are two large seating areas with comfortable sofas and plenty of room for everyone to spread out. The rooms are filled with natural light and there is space for dining inside and outside (large parties are not permitted).
The large kitchen is well equipped with a large fridge/freezer, electric oven, induction stove top, wood burning pizza oven, dishwasher, kettle, toaster and nespresso coffee machine. There is plenty of cutlery, crockery and cooking equipment.
There is a covered terrace just outside the kitchen, the ideal location to enjoy breakfast in the warmer months. And there is a built in BBQ. There are several other terraces and areas around the garden to enjoy the weather at different times of the day. The covered terrace upstairs has two swinging chairs and a sofa ideal for relaxing and reading a book. There are also several yoga mats.
There is Wi-Fi in the house, for any digital nomads who need to stay connected and work remotely or for downloading films to stream on our new projector. The speed of the internet connection is good in the house, by Italian standards, and can cope with multiple devices. There is no fixed land line telephone.
The house is equipped with a washing machine.
